Risk comes from not knowing what you're doing

A common mistake is Taking Advice from Unqualified People.

People often take advice from relatives or friends, and however well meaning, that advice might just leave them short of the best advice for them at particular time.

You wouldn’t take important medical advice from someone who watches medical programs, or once had what seems to be a similar problem, would you?   You would seek out a trusted professional medical opinion, because perhaps your situation is different.  And in a lot of cases, it will be.

Take a moment to think about who you are actually getting advice from in regard to investing in property.      You should be asking someone who is knowledgeable about the market, all aspects of a changing market, and someone who has built a successful portfolio themselves in property investing in all markets.
